LimeTree Capital is a fiduciary private equity investment manager with a focus on under-researched real estate asset classes that capitalise on the rapidly growing middle-class consumption and affluence across Asia. We apply an institutional investment process and the proactive management of the underlying assets to create value, mitigate risks and enhance returns.

LimeTree Capital

Founded in 2006, LimeTree Capital currently has over US$1.3 billion of assets under management through its existing infrastructure/real estate strategies. Our investors include US Institutions, US Endowments, Foundations, European Institutions and Asian and European Family Offices.

LimeTree has developed a research driven, detailed institutional investment process to identify opportunities and has assembled an experienced team of investment and operating professionals to execute and manage our strategies.

LimeTree Capital has, to date, focused on alternative infrastructure and real estate strategies including:

  • Car Parking in China through the acquisition of car park assets and their operational improvement;
  • Real Estate Debt and Credit Solutions;
  • Travel & Tourism Real Estate including beachfront land in Asia and Hotel and Land repositioning in Niseko ski resort Japan.

We have offices in Hong Kong and Shanghai and our investment activities extend across the Asia-Pacific region.

      KKR and ADM Capital invested into LimeTree Capital’s Car Parking Infrastructure Platform – We Park – together with existing LP’s

      Sold Hong Kong Industrial Cold Storage Center to ESR

      Provided US$220m private credit loan with a 9.0% yield with an asset-backed mortgage on a prime industrial cold storage asset in Hong Kong

      Acquired, refurbished, repositioned and rebranded 91-key Shiki Hotel in Niseko, Japan to Hyatt House and sold in early 2020

      Acquired a portfolio of 9 carparks in Beijing from SOHO China to expand our car park investment strategy.

      Japan Ski Resort Club II Investment Fund – strategic land parcel in Niseko acquired and recently sold
